Rules and Regulations of Union Square
  1. UPKEEP: Tenants must cooperate in keeping the apartment clean. This responsibility extends to keeping the walls, furniture, and carpets clean. Tenants are responsible for keeping the walkway clean outside their front door. Do not put trash outside door - keep it in your apartment until you can take it to the dumpster. Upon leaving Union Square you must go through the cleaning checkout procedure before receiving your deposit.
  2. RENT: The rent is due on the 1st day of each month, and is delinquent after 6:00p.m. on the 5th day of the month. The late fee is $6.00 on the 6th, with an additional $1.00 per day until there is a maximum of the $25.00 for the first month. There is an additional $1.00 per day beginning on the first day of each successive month of the delinquency. However, generally an eviction notice will be given to anyone delinquent for more then 30 days. On the front of your check write your apartment number, and itemize the amounts being paid to rent, phone, late fees, etc. There will be a $10.00 fee for a check returned by the bank. After two checks have been returned you will have to make payments with cash.
  3. PHONE: Phone bills for long distance service must be picked up in the office and are due on the 1st day of the month. Late fees take effect at 6:00p.m. on the 5th day of the month. If your phone bill is not paid by the 10th, your long distance access number will be turned off until paid. If your mid-month phone bill is over $50.00 you will be required to pay at that time in order to continue service.
  4. CONTRACTS: If you decide to leave or cancel during a contractual period it is your responsibility to sell your contract. Please check with the office first to see if we have a waiting list. Do not exchange money with the person buying your contract. The new tenant will be required to sign a contract and pay the deposit to directly to us.
  5. CONDUCT: Although apartments for married couples are not monitored by BYU, our contract requires tenants to comply with standards of conduct similar to those of BYU. There will be no smoking in the apartments or on the grounds by tenants or their guests.
  6. BICYCLES: Do not take bicycles into the apartment! There will be no exceptions. In order to protect the carpets from the dirt and oil from roads, there will be a cleaning charge of $25.00 whenever we find a bicycle inside an apartment. Please chain them to rails or bike racks outside.
  7. PLUMBING: Use the garbage disposal properly and with common sense. Many items will clog it and cause the sink to overflow. Do not put celery, carrot peelings, corn cobs or husks, meat gristle or fat, into the disposal. Do not put tampons into the toilet as this will generally cause it to overflow and you will be responsible for the service charge. At times the drains become plugged and drain slowly, especially when hair is washed down the drain. If you need assistance please call the manager. Do not use any type of chemical solvent such as Drano, as this might damage the pipes.
  8. PICTURES/POSTERS: Do not use tape or patches to hang pictures as this can remove or damage the paint. For posters use plastic-tack, a soft substance like putty. Use discretion with pins, nails, and tacks as you will be responsible for repairs at checkout. If you would like a heavier picture hung, as the management to assist you.
  9. PETS: No pets of any kind will be allowed in the apartment. The fine will be $200.00 plus damages. Owning a pet is in violation of your contract and is grounds for eviction.
  10. NOISE ORDINANCE: As a courtesy to those who live around you, it is requested that all loud noises such as music and television be turned down to a reasonable level. If you want to listen to music around the pool or sundeck, use ear phones. People in nearby apartments might have a sleeping baby or be studying. To comply with the City Noise Ordinance the swimming pool will close at 10:00 p.m. on weeknights and 11:00 p.m. on Friday and Saturday nights.
  11. PARKING: Parking spaces are provided for our tenants only. We cannot provide spaces for visitors. Cars without our current Union Square parking stickers will be towed away at the car owner's expense. Please do not park in front of trash dumpsters. Any car blocking access to the dumpster will have to pay for an extra trash pick-up. Do not park on the grass at any time. (This usually occurs during moving time.) We do not provide facilities or water for washing cars.
  12. Park in the underground lot at your own risk: During rain or snow, water will sometimes leak through the seams in the concrete. This can leave lime deposits on the cars. If this happens you should wash you car immediately to avoid any damage to the paint. We have taken all possible steps to keep the seams and cracks in the cement sealed. However, there is one given concerning concrete.--despite all efforts, concrete will crack and is difficult to keep sealed.
  13. DAMAGE TO CARS: Union Square is not responsible for damage to cars in either parking lots resulting from weather-related causes, fire, vandalism, theft, etc. Thefts from cars occur regularly throughout Provo/Orem, especially in student areas. We advise you not to keep valuables in your car, and to keep your car locked. Report any suspicious strangers you see around the parking lot, especially late at night.
